Why I think the housing market is finally hitting the bottom

Past real estate market corrections ended when total housing starts, including multifamily, were less than 1 million annualized. Single unit housing starts have typically bottomed around 550 thousand starts per year. Housing, while conscious of external factors like employment and interest rates, is a classic supply and demand economic model.

The April 2008 report shows total yearly starts at 927,000 and single unit starts of 607,000.
